How to Avoid Getting Ripped Off On Your Next Home Project. Contracts Are Everything. (+ Link To a Contract You Can Use)

While Red River and Angel Fire boast some exceptional craftsmen and builders who deliver outstanding results, local Facebook groups frequently highlight concerning experiences with less Men shaking hands at a home in Angel Fire, NMreputable service providers. Homeowners regularly report issues ranging from unresponsive contractors who never return calls, appointments that end in no-shows, projects abandoned midway, substandard workmanship, and in extreme cases, theft of property or payments.

Our building season here in Red River and Angel Fire is short, so we have to get a lot done in a short period of time so I'd like to share some advice for finding a trustworthy provider and protecting yourself from potential frustrations and financial pitfalls.

Contracts Are Everything

I've encountered countless local individuals who've had negative experiences with service providers. When I ask about their agreement terms, they either have nothing in writing or possess something so vague it would be practically unenforceable.

To be clear: while verbal agreements can be legally binding, a comprehensive written contract serves two purposes. First, it ensures all parties share the same understanding of expectations. Second, it provides a solid foundation for enforcement or compensation should disagreements arise.

So what should be in the contract? In a perfect world all the following elements should be included in the contract, however nothing is perfect so the more of these items you can get in the contract, the better. I have made a list in order of importance. 

Complete contact information for all parties

  • Detailed scope of work
  • Clear timeline allowing for weather delays
  • Structured payment schedule
  • Specific materials specifications (For example: did you know there is a difference between high and low altitude windows? )
  • Formal change order process (this one gets people in trouble all the time, document all changes to the original plan and have both parties sign)
  • Clear permit and inspection requirements if needed. 
  • Proof of proper insurance coverage
  • Warranty description
  • Termination conditions
  • Dispute resolution procedures
  • Cleanup responsibilities

Referrals

A well-drafted contract is essential, but equally important is who you're contracting with. Focus on selecting a trustworthy provider by collecting meaningful referrals from neighbors, friends or other trusted sources who have direct experience with the provider. Verify all references thoroughly by speaking directly with past clients about their experiences. You can also cross-reference your findings with Google reviews, social media presence and customer interactions, professional website quality and testimonials, and industry forums or professional association memberships. Look for consistency across these different information sources—discrepancies may be red flags.

Remember: Even the most airtight contract offers limited protection against an unreliable provider. The time invested in proper vetting will save you significant stress, money, and time in the long run.

The Red River real estate market experienced significant shifts in 2024, marked by decreased sales volume and notable price adjustments, The market saw several key trends that could continue to shape property values and buyer behavior in 2025.

2024 Market Performance

Sales volume in Red River's single-family home market declined notably in 2024, with only 19 homes sold compared to 28 in 2023 and 33 in 2022. A distinctive feature of the 2024 market was the frequency of price reductions, as sellers adjusted their initial listing prices—sometimes significantly—to attract buyers.

Market Influencing Factors

Several factors contributed to the market's performance in 2024:

  • National economic conditions continued to impact buyer confidence, with potential vacation home purchasers showing more hesitancy in the market.
  • Higher interest rates throughout much of the year affected buyer purchasing power.
  • The introduction of Taos County's short-term rental ordinance in the fourth quarter negatively impacted the market, particularly for properties outside municipal boundaries.

Short-Term Rental Impact

The new county ordinance has created a notable divide in the market between properties within and outside the town limits. The regulation requires permits for vacation rentals, with the number of permits being limited to fewer than the current number of vacation rentals in operation. Additionally, these permits don't transfer with property sales, creating uncertainty for buyers interested in vacation rental income.

This is particularly significant given that an estimated 80-90% of potential buyers who come into my office express interest in short-term rental opportunities to offset costs or generate income. While properties within the town of Red River remain unaffected by these regulations, homes in areas such as Upper Red River Valley, Bitter Creek, and Bobcat Pass are affected. 

Property Valuations

Despite price adjustments throughout the year, underlying property values remained relatively stable. The price reductions observed were primarily corrections to initial overpricing rather than declining market values. Current market metrics show:

  • Smaller homes commanding up to $460 per square foot
  • Larger homes over 3,000 square feet averaging $205 per square foot

2025 Market Outlook

Looking ahead to 2025, several factors are expected to influence the market:

  • Improving economic conditions and lower interest rates could boost overall market activity
  • The short-term rental ordinance's impact is expected to continue to create differences in demand for those properties inside compared with those outside the municipal boundaries if the ordinance remains intact and is enforced, this could cause:
    • Properties outside municipal boundaries may face downward price pressure
    • Properties within town limits could see increased demand and upward price pressure

 

The full impact of these factors will become clearer as the market adjusts to the new regulatory environment throughout 2025.

Angel Fire Real Estate Market: 2024 Review and 2025 Outlook

As we begin 2025, it's time to analyze Angel Fire's real estate market performance over the past year and share insights about what might lie ahead.

Sales Volume Trends

The most notable trend has been the gradual decline in single-family home sales since 2022. According to MLS data, Angel Fire recorded 104 single-family home sales in 2024, down from 126 in 2023 and 130 in 2022. This decline appears to correlate directly with national economic conditions during the same period. However, context is important. While Angel Fire experienced approximately a 20% decrease in sales volume since 2022, neighboring Taos County saw a more significant 34% decline during the same period, suggesting Angel Fire's market has shown relative resilience.

Pricing Dynamics

Perhaps surprisingly, despite lower sales volumes, property values have not declined. On the contrary, Angel Fire saw a 13% overall increase in price per square foot across all property sizes. This increase was particularly evident in the smaller home segment, with properties under 1,500 square feet experiencing a remarkable 24% price appreciation.These figures indicate a healthy market that has maintained its strength despite broader economic challenges.

Looking Ahead to 2025

The outlook for Angel Fire's real estate market appears positive. Several factors support my view:

  • Improving consumer confidence in the economy
  • Federal Reserve's movement toward lower interest rates
  • Lack of fundamentals that could create downward pressure on pricing or demand

 

I anticipate the market will begin to stabilize, with the potential for new buyers entering as conditions improve. While we may see some continued price appreciation, the primary trend is likely to be market stabilization.

Red River, NM. December 2024 Housing Report

Beginning in July, the Red River, New Mexico housing market started showing signs of weakening as price drops were becoming more frequent. Compare this with the 2021 and 2022 market where many homes were selling above asking price.

The softening has continued into the Fall and early Winter. Currently there are 19 single family homes on the market of which 8 have experienced price drops and one outlier had a price increase of $90,000. Of the 8 homes that have experienced price drops, the drops have ranged from $11,500 to $110,000. Of the 19 homes currently on the market, the asking price per square foot currently ranges from $279 to $581 with one outlier priced at $797 per sq ft. The average asking price per sq ft for a single family home not counting the outlier is currently $405 per sq ft.
While I can't foresee the future, key indicators like falling interest rates and the expected stabilization of the economy point towards a more stable housing market as we move into spring and summer.

Is this the right time to buy? It's hard to say for certain. Currently, market trends favor buyers, but it's unclear how long this will last.

Looking ahead, I expect the number of buyers to increase in the coming months, especially as we head into the warmer seasons. This influx should help create a more balanced market.
