Asking Price Explained: Should You Offer Less Than Asking On That home?

When buying real estate, one of the most common questions that I am asked by buyers is: “Will the seller take less than the asking price?” The truth is, I have no idea, and here’s why.
How Asking Price Works
When a home is listed, the seller decides what price they want for the property. That’s the asking price, and it’s the only figure the listing agent can guarantee. Beyond that, sellers typically don’t reveal in advance whether they’d accept less. So in other words, the agent simply does not know.
Making an Offer Below Asking
As a buyer, you always have the option to submit an offer lower than the asking price. That’s exactly what a purchase agreement is for, it puts your offer price and terms in writing for the seller to review. From there, three things can happen:

Acceptance: The seller agrees to your offer as is.

Rejection: The seller declines the offer outright.

Negotiation: The seller counters with different terms or a different price.
This back-and-forth is a normal part of real estate transactions and often leads to a deal that works for both sides.
What You Can Count On
My standard answer to this age old question is "I know they will accept asking price". While there’s no guarantee a seller will take less, the one thing you can be sure of is that they will always accept their asking price. If the property fits your needs and budget, offering the full amount is the most direct way to secure it.
