Non-Traditional Ways to Finance Your Vacation Home

When it comes to buying your dream vacation home, traditional mortgages aren’t your only option. There are several creative, non-traditional financing methods that may be easier, faster, or even more cost-effective depending on your situation. Here are three alternatives that my clients have used in the past:

1. Home Equity Line of Credit (HELOC)

Due to the fact that I work in a resort market, most of my clients are second home buyers and have a primary residence elsewhere so a HELOC in many cases works well. A HELOC allows you to borrow against the value of your primary residence. Once approved, your bank often provides a checkbook or debit card so you can access funds as needed, flexible financing you can use f

or your vacation home or any other expenses.

2. Brokerage Loans

Large brokerages such as Morgan Stanley sometimes offer loans secured by the equities and securities in your investment account. These loans typically come with low interest rates and can be used for virtually anything, including purchasing a second home.

3. Owner Financing

Though less common, some sellers are willing to “be the bank.” In these cases, you make payments directly to the owner, often at competitive interest rates. This arrangement is especially useful for properties that have been on the market for a while or when traditional financing proves difficult.
